Installing a manufactured home in coastal regions requires strict engineering protocols. In Florida and similar coastal states, regional wind forces dictate foundation designs, anchor selections, and state compliance filings.
1. Tie-Down Compliance and Wind Loading
Wind Zone II (100 mph design wind speed) and Wind Zone III (110 mph design wind speed) require foundation anchors capable of resisting high uplift and lateral slide forces. Every anchor strap must be rated to at least 4,725 lbs working capacity.
2. Concrete Runner Blueprint Specifications
For coastal installations, concrete runners represent the industry gold standard. These consist of parallel concrete slabs or perimeter footings reinforced with steel rebar, poured directly to support the steel home chassis.
- Runners must be a minimum of 18 inches wide and 12 inches deep.
- Reinforced with continuous #4 rebar grids positioned 3 inches from the bottom of the pour.
- Anchor bolts must be embedded directly into the concrete runner at the time of the pour, rather than retrofitted using expansion bolts.
3. Florida DBPR Form T Filing Workflows
Upon setup completion, installers must file a structural installation report (Form T) with the Florida Department of Business and Professional Regulation (DBPR) or local equivalent. This report confirms that the foundation anchors, tie-downs, and blocker spacing comply with local soil load-bearing capacities (usually rated at 1,500 psf or higher).
